As one of the first midrise buildings in Columbus, Ohio, this 15-story building mixed-use building has been home to many tenants over its lifetime. However, it had been updated in over 30 years and was in desperate need of a new look to tell its story and appeal to a new generation of both commercial and residential tenants. With a variety of units sizes and formats, residential tenants can flex between a 760 square foot unit up to an over 1,300 square foot space. This created a unique challenge in that the client wanted to provide a single model unit to appeal to all prospectives, especially given this property’s proximity to Ohio State University. A closet divided much of the living space and by simply removing it, the model unit evolved into a great-room style and had more flexibility in creating both living and dining areas. The views to the Columbus skyline are now readily visible and pull you into the space. Bright pops of color with deeper anchoring tones allowed us to use the FF&E line-item in this CapEx budget strategically and reposition this entire asset. Now, a fresh, updated and appealing palette of textures, colors and finishes awaits prospectives which has not only created a tremendous ROI for the investors in this asset, but a home instead of an apartment for potential residential tenants.
