A Florida-Inspired Recolor Revitalizes Curb Appeal and Repositions the Property for Younger Renters

Cabana Beach Apartments needed more than a fresh coat of paint. Years of intense Florida sun had left the exterior looking faded, tired, and visually flat. The existing gray palette no longer reflected the property’s name, location, or potential, and it did little to attract the younger renter demographic competing for housing in the Gainesville market.
Color Works developed a strategic exterior paint plan that gave the property a new identity while respecting its existing architecture. The result was a brighter, more contemporary community with stronger curb appeal, improved competitive positioning, and a distinctly Florida-inspired presence.
Market Context

Market Context

Located in Gainesville, Florida, Cabana Beach Apartments operates in a multifamily market shaped heavily by a younger renter population. In this environment, first impressions matter. Prospective residents are comparing properties visually before they ever schedule a tour, and dated exterior colors can quickly undermine the perceived quality of the entire asset.
The previous gray exterior had been severely weathered by the Florida sun, leaving the building looking drab and significantly older than it needed to appear. Ownership needed a color strategy that would modernize the property, better connect it to its regional setting, and help it compete for renters seeking a fresh, energetic living environment.

Client Goals & Challenges

The primary goal was to restore curb appeal and breathe new life into the property without creating a palette that felt overly themed or disconnected from the architecture.
One of the most distinctive challenges was the building’s enclosed patios. These elements needed to be integrated into the overall color composition so they felt intentional, rather than becoming overly prominent or visually distracting. The design also needed to withstand the brightness of the Florida climate while creating enough contrast to make the architecture feel crisp and current.

Design Strategy / Intervention / Solution

Color Works created a Florida-inspired exterior palette built around blue, a crisp white, and a lighter warm gray. Each color served a strategic purpose within the overall composition.
The lighter warm gray replaced the tired base color and helped visually pull the property forward, giving the buildings a brighter and more welcoming presence. Blue introduced a fresh coastal influence that felt appropriate to the Cabana Beach identity without becoming overly literal. Crisp white was used to sharpen the exterior and create clean contrast.

Doors, fascia, and trim were emphasized to give the property greater architectural definition and a more polished, beach-inspired character. The enclosed patios were carefully incorporated into the palette so they blended with the building mass rather than reading as separate or awkward additions. By controlling where contrast was introduced, the design created visual interest while maintaining a cohesive exterior.

Impact for Owners & Investors

The completed recolor delivered several important asset-level benefits:

  • Dramatically improved curb appeal and strengthened the property’s first impression
  • Repositioned the community within the Gainesville multifamily market
  • Created a fresher, younger aesthetic aligned with the target renter demographic
  • Increased perceived property value through a more intentional and cohesive exterior
  • Supported resident retention by creating a renewed sense of pride and relevance
  • Improved the property’s visual competitiveness against newer or recently renovated communities

The transformation demonstrated how a focused exterior color strategy can extend the perceived lifecycle of an asset and create meaningful market impact without requiring major architectural changes.
