Phased Reinvestment Transforms a Classic Property into a Vibrant, Resident-Centered Destination
In the heart of Phoenix’s vibrant Camelback Corridor, Capri on Camelback underwent a series of strategic upgrades that redefined its sense of community and elevated its market position. Through a multi-phase reinvestment partnership, Color Works delivered a cohesive exterior color transformation, a second on-site dog park, and a dramatic rooftop amenity deck—each designed to enhance resident experience and long-term asset value.
Market Context
Client Goals & Challenges
As a repeat Color Works client, ownership sought to build upon the success of previous projects by reinvesting in the property’s livability and visual identity. The objectives were clear:
- Introduce new outdoor amenities to increase resident engagement and retention
- Modernize curb appeal with a sophisticated exterior palette reflective of the Arizona sky
- Reimagine underutilized spaces to drive perceived value and enhance the resident experience
Each component came with its own set of challenges—from converting a top-floor tennis court into a structural showpiece to designing a dog park that balanced aesthetics with functionality along a busy urban street.
Design Strategy & Solutions
Exterior Refresh
Color Works developed an exterior paint scheme inspired by the Arizona sky—soft blues, teals, and sunset undertones—to bring vibrancy and modernity without defaulting to the region’s typical desert neutrals. This bold, location-aware palette now defines the property’s curb appeal, distinguishing Capri on Camelback from competitors while harmonizing with the surrounding landscape.
Rooftop Amenity Deck
A former tennis court and overflow parking area on the second story of the garage became the community’s new heartbeat. The design team delivered a multiuse outdoor destination featuring plush seating, shaded pergolas, fire features, and recreation elements like pickleball, cornhole, and a four-hole putting green. Every furnishing and finish was specified for durability under the intense Arizona sun. Festive string lighting transformed the space after dark, creating a lively, resort-style atmosphere where residents gather well into the evening.
Dog Park Addition
The new dog park answered resident demand for additional pet-friendly space after the first park’s overwhelming success. Located adjacent to the leasing office on a major street, the design prioritized aesthetics and cohesion. Color Works curated elevated, neutral-toned agility equipment—eschewing the bright primary colors typical of dog parks—to blend seamlessly with the community’s refined aesthetic. Comfortable seating and shaded areas encourage social interaction, fostering both resident connection and pet-friendly community identity.
Impact for Owners & Investors
The three-phase project demonstrates the long-term value of strategic reinvestment and consistent design leadership. By activating previously overlooked areas and unifying the property’s visual identity, Color Works helped ownership strengthen Capri on Camelback’s competitive edge while enhancing resident satisfaction.
- Transformed a non-revenue-producing space into a premier amenity deck
- Increased resident satisfaction through diversified, high-quality outdoor spaces
- Elevated curb appeal with a distinctive, regionally inspired exterior palette
- Reinforced brand consistency and long-term partnership through phased design success
