Breathing New Life into a Familiar Asset—Transforming a Tired Clubhouse into a Multi-Use Hub for Work, Play, and Connection

Color Works returned to familiar ground at Colter Park, where a tired clubhouse was reimagined into a vibrant, multi-use space for work, play, and community connection. As the final phase of the property’s year-long reinvestment strategy, the clubhouse renovation pulled every element of the transformation together—culminating in a cohesive, hospitality-inspired destination that reflects the property’s renewed identity and lifestyle appeal.

Market Context

Phoenix’s multifamily market continues to thrive, driven by strong in-migration and demand for amenity-rich living environments. For ownership, reimagining Colter Park’s communal spaces was an opportunity to reposition the property competitively and build lasting value.

Client Goals & Challenges

This project carried a sense of homecoming for the Color Works team. Nearly fifteen years earlier, we had worked on this same asset under previous ownership. When new owners reached out to us to breathe life into the property once again, it marked both a full-circle moment and a testament to the longevity of good design relationships. The owner’s goal was to turn a dated, underutilized clubhouse into a flexible space that could serve multiple needs: a place for residents to work remotely, watch a game, play foosball, or host a party in the new kitchen and bar. The greatest challenge was spatial—creating distinct activity zones for these functions within one open floor plan dominated by near floor-to-ceiling windows.

Design Strategy

Color Works led the interior design, FF&E selection, and project management, ensuring every square foot worked hard. With natural light flooding the space, the design team used wallpaper on the limited wall surfaces to introduce pattern and visual interest while maintaining balance. The new bar, tiled with dimensional geometric detail, served as both anchor and centerpiece—bridging the social and entertainment zones while tying into the property’s broader color story.

To achieve flexibility and flow, the space was carefully divided into zones that feel connected but distinct:

  • Entertainment Lounge: Cognac leather sofas and bar-height seating invite residents to relax and gather for game day.
  • Work-from-Home Zone: Outfitted with integrated power and comfortable seating, offering residents a professional yet relaxed place to focus.
  • Game & Social Area: Foosball and air hockey tables add an interactive layer of community connection.
  • Kitchen & Bar: Finished with durable yet refined materials, designed to host events and seamlessly transition from everyday use to celebrations.

Industrial-inspired lighting, warm tones, and layered textures created a balanced environment—modern, welcoming, and perfectly in sync with the property’s new identity.
