Luxury Pool Transformation Elevates Resident Experience and Market Appeal

In a market where lifestyle and leisure define value, Colter Park’s newly redesigned pool area stands as a benchmark for multifamily amenity transformation. What was once a tired, underutilized space is now a sophisticated outdoor retreat—balancing comfort, compliance, and community. By rethinking the relationship between form and function, Color Works delivered a resort-inspired environment that not only enhances daily life for residents but reinforces the property’s position in Phoenix’s competitive rental landscape.

Market Context

Set on nearly twelve acres in the heart of Phoenix, Colter Park is a multifamily community within one of Arizona’s most dynamic urban markets. With residents seeking resort-caliber outdoor spaces and year-round comfort, the property’s expansive pool area represented an opportunity to create a defining feature. Building on a trusted, repeat partnership, ownership again turned to Color Works to reimagine the amenity and elevate the property’s appeal for both current and future residents.

Client Goals & Challenges

Ownership sought to replace an aging, outdated pool environment with a flexible, code-compliant design that balanced safety and style. The existing space featured dated fabric pergolas anchored to the pool deck—visually heavy elements that limited flexibility and detracted from the property’s otherwise strong visual identity.

The design challenge was to meet Maricopa County’s stringent pool code requirements while introducing a resort-quality aesthetic that would create both comfort and ambiance. The client wanted a space that could shift seamlessly from daytime retreat to nighttime gathering spot, providing residents with a true sense of community and luxury.

Design Strategy

Color Works approached the project as a complete outdoor rebrand—balancing functionality, atmosphere, and material performance. From design through FF&E procurement and installation, the team ensured each decision supported the property’s long-term vision and compliance needs.

  • Structural Transformation: Removed the dated fabric pergolas and introduced cantilevered, resort-style umbrellas for adjustable shade and open sightlines.
  • Flexible, Code-Compliant Furnishings: Curated a suite of commercial-grade chaises and lounge groupings that met all pool code requirements while maintaining a high-end residential feel.
  • Fire Pits for Evening Ambiance: Introduced modern fire pits throughout the lounge zones, adding warmth and a soft nighttime glow that encourages social interaction after sunset.
  • Material & Texture Mix: Combined sleek porcelain-topped tables with soft, upholstered outdoor poufs to create visual texture and tactile comfort—blending elegance with everyday usability.
  • Cohesive Exterior Palette: Refreshed the exterior paint scheme to harmonize with the new pool furnishings, ensuring a unified look that extends from building façade to amenity space.

The completed design offers a dynamic balance between luxury and livability—a flexible outdoor environment that transitions effortlessly from serene daytime lounging to lively evening gatherings.

Impact for Owners & Investors

The revitalized pool amenity reinforces Colter Park’s position as a leader in design-driven, experience-focused multifamily living.

  • Enhanced Property Identity: The cohesive, resort-style design strengthens the property’s market position within central Phoenix.
  • Increased Resident Engagement: A comfortable, flexible layout encourages longer use and community interaction throughout the day.
  • Durable, Long-Term Value: Code-compliant materials and UV-protected finishes reduce maintenance needs and preserve aesthetic integrity over time.
  • Proven Partnership: As a repeat collaboration, this project showcases Color Works’ ability to deliver consistent quality, creativity, and asset performance across multiple phases.
