Situated on the edge of Phoenix’s Camelback Corridor, Colter Park sits in a transitional zone of the city—an area where thoughtful reinvestment can elevate both perception and performance. The 400-unit property, owned and operated by the same team, was ready for a design-led repositioning that would attract its ideal tenant base and strengthen long-term asset value.

Having already completed a full exterior color transformation in January 2024 and a pool refresh in March 2024, ownership turned once again to Color Works to extend the revitalized brand story indoors through a model unit that would connect emotionally with prospects and simplify the leasing experience.

Client Goals & Challenges

Ownership’s goal was to transform the model unit into a compelling storytelling tool—one that would make leasing conversations effortless and emotionally resonant. The prior model lacked cohesion with the updated exterior palette and did little to help prospects visualize daily life at Colter Park. Within the property’s mid-century framework and defined CapEx limits, Color Works needed to modernize the interiors while keeping them authentic to Arizona’s spirit.

Design Strategy

Color Works provided Interior Design, FF&E, and Project Management services to reimagine the model unit as a sensory, story-driven experience. Drawing inspiration from the Sonoran landscape, the palette layered saguaro-inspired greens, sunset rusts, and sandy neutrals to create a modern desert aesthetic—elevated yet comfortably grounded.

Custom amenity bundles became the heart of the storytelling strategy. Each curated set—whether a poolside relaxation kit or barbecue bundle—illustrated how easily residents could enjoy life at Colter Park. Leasing teams found these tangible touchpoints invaluable, with ownership describing the result as an “easy conversation,” where prospects immediately connected with the property’s lifestyle and community appeal.

Even the patio was transformed from a standard outdoor space into a year-round retreat. An outdoor rug, durable seating, and heat-tolerant faux greenery created a welcoming vignette that encouraged prospects to imagine enjoying Arizona’s cooler evenings in comfort and style.
