Transforming an Outdated Gym into a Wellness Hub that Elevates Resident Retention
Market Context
Client Goals & Challenges
The ownership team wanted to expand the gym, add true air conditioning, and create distinct fitness zones without altering the building footprint. The project required architectural, mechanical, and design expertise to overcome the low ceiling height and deliver meaningful airflow. With residents still living onsite, construction needed to proceed efficiently and with minimal disruption.
Design Strategy
The transformation began by reclaiming two adjacent storage units—wasted space that became the foundation for a yoga studio and a spin studio. Removing walls and forgoing doors helped the new studios feel open and intentional rather than constrained. A half-glass partition system added definition while maintaining visibility, and frosted glass ensured privacy without isolation—particularly important for creating spaces that felt safe and comfortable for women.
Mechanical and electrical coordination proved critical. While the original gym had just a single vent, the new system was fully reengineered to provide consistent, comfortable airflow throughout the space. With rooftop units and limited ceiling clearance, the team worked side-by-side with the mechanical contractor to ensure adequate ventilation while maintaining a clean, unobtrusive ceiling line. The result was a gym that finally functioned as it should—cool, breathable, and usable year-round.
To reinforce connection with the property’s recently completed pool, new windows were added along the gym’s outer wall. This move not only introduced natural light but created an unobstructed view to the pool deck, visually tying the two amenities together. Material selections carried through the desert-inspired palette established in earlier phases: subtle terracotta undertones, sophisticated neutrals, and durable finishes that echo the surrounding landscape.
Distinct design moments added personality: a mountain-inspired wallpaper in the spin room that evokes the energy of a climb, and a serene, textural pattern in the yoga studio that introduces calm. Together, these spaces bring balance—bright, breathable, and un-intimidating.
Impact for Owners & Investors
The redesigned gym repositioned Colter Park as a community that prioritizes resident well-being and design excellence.
- Delivered an air-conditioned, multi-zone fitness environment supporting yoga, spin, cardio, and weights.
- Strengthened leasing performance through stronger visuals and an enhanced tour experience.
- Supported rent growth and retention by redefining the property’s amenity value.
- Reinforced design cohesion with the pool and exterior palette for a unified brand experience.
- Elevated overall perception from “tired and functional” to “fresh, inviting, and aspirational.”
When the gym officially reopened, residents experienced the transformation as a complete reveal—a moment that showcased not only the property’s progress but its commitment to quality of life.
